Selling details

Truth be told, it seems a bit anticlimactic for us. Granted we are still in a bit of shock, but it seems that we worked so hard to get the house ready to put on the market and then it was over before it even felt like it began. We cleaned, we staged, we organized, we fixed little things here and there like knobs on doors, trim on floors, and all those other final touches, and then the first person to see it and it was done. Did those little things even matter? Now I know I should be thankful everything worked out so well, and I am., I really am. I couldn't have asked for more of a perfect scenario. I mean the fact that we get to stay here as tenants and don't have to move 2x is just outstanding!!! (but it doesn't feel like it's even sold yet).

So here are some of the details. We put the house on the market on Monday night. Tue, our realtor was working on getting it online but it only had 2 exterior pictures (one with snow and one without). On Tuesday, a group of realtors also came through to give feedback. Most all of the feedback was very positive about the inside and the price but most of the realtors questioned the yellow color for the exterior. Granted it was a dreary day out with no sunshine, the blanket of snow was  a crisp bright white, and there was no green anywhere, not even our small little bushes out front, so I'm sure the yellow seemed very very bright. We didn't take those comments to heart. Tuesday night, a realtor called and wanted to show it to a client on Wed night at 515pm so the next evening we headed to Target to waste some time while our very first people went through the house. While at Target, our realtor called and I tried not to get excited. He actually had some questions for another potential couple to come see the house this weekend. Returning home I knew not to get my hopes up but about an hour later, our realtor called again and said we were getting an offer. What?? Granted we knew it didn't have to be a good offer but it was an offer nonetheless. 

Fast forward over the next 3 hours and you will have seen several phone calls with Clay and I talking into the speaker of our cell phone and shaking our heads. We couldn't believe that the new buyers were going to use it as a rental property and that we easily had the potential to live here until our new house was completed. The ball was in our court to counter with a proposed monthly rent and after a few back and forth offers, we agreed on a price and it was SOLD. Our realtor came over with the paperwork and we went to bed with a deal. It wasn't supposed to be that easy, but it sure does help moving forward when we go to the bank.

We aren't really sure of the next steps. We have our lawyer drawing up the contracts and we are mailing back the papers to have him contact the mortagee for a release of title and pay off information/paperwork. The buyers are going to have a home inspection over the next few weeks and I'm sure at some point they will want to have us sign some official lease to be their tenants from April- June. The weather was nice this weekend (especially today) and the snow is starting to melt so we are REALLY HOPING that the builder will be able to dig this week and get the process underway.
